Pick the right area before you pick the house — and know the real monthly number before you sign. A helpful relocation guide written by a Sarasota-area broker who does this every week, not by a listings site.
Most people planning a move here pick a community from photos, a builder’s site plan, and a Google search. Then they arrive and find out the beach they thought was fifteen minutes away is forty-five in February — or that the “starting price” they budgeted around was one builder’s smallest townhome, and the house they actually want is several hundred thousand north of it.
You’ve moved your family across the country, you’re in the right price range and the wrong part of town, and the number on your mortgage statement isn’t the number you’re actually paying once insurance, HOA and a CDD assessment are stacked on top of it. That’s a decade of small regret, and it started with a decision made from a thousand miles away with bad information.
A national portal gets paid when you click. It has never driven SR-70 at 5pm, never read a CDD assessment, and never seen an insurance quote on the house you’re looking at.
Almost none of that is hard to avoid — it just requires someone who lives here telling you the truth before you fall in love with a floor plan. That’s what this guide is.
Every guide about moving to Sarasota is written to rank on Google. This one is written from the conversations I have every week with people making this exact move — including the parts that aren’t flattering. Where I don’t have a number I can source, I say so instead of making one up.
People moving here from somewhere else who want the trade-offs said out loud — buying new construction or resale, in the $300,000s or over $2 million, this year or in two.
Anyone looking for a list of the “top 10 neighborhoods in Sarasota.” There isn’t one, and the pages that publish it have never driven the route to your work or to the beach.
I work one corridor — Parrish down to Wellen Park, plus the barrier islands — and my clients are almost all people moving here from somewhere else. New construction is my specialty, which means I know which builders in this corridor move on price and which only move on incentives, and I know what actually happens when a build goes sideways. That matters to you because most of my clients are a thousand miles away while their house is being built, and someone has to be standing in it.
Licensed Florida Real Estate Broker Associate, GRI, with a finance degree, an MBA and a master’s in international business — over $60 million closed and more than 100 families helped. The finance background isn’t decoration; it’s why I can tell you honestly when the numbers on a house don’t work.
You go from scrolling listings in another state, guessing at what things cost and hoping the community photos are honest — to knowing exactly which two or three areas fit you, what the real monthly number is on each, and having someone here who will physically go stand in your house while it’s being built.
The friendly person at the builder’s model home works for the builder. I get involved before there’s a contract, so you’re not negotiating alone against someone who does this every day.
Price, incentives and terms. Knowing which builder does which is most of the job.
The part clients tell me they didn’t expect. Walkthroughs, photos, chasing the builder, escalating when something’s wrong. If it needs doing on the ground and you’re not here, I do it.
Insurance, HOA, CDD, taxes at the new assessed value — before you commit. The real monthly number, not the sticker price.
Plenty of my clients buy an established home, a downtown condo, or a place on one of the islands, and I handle those exactly the same way.
A real finance background — and an honest “this one doesn’t work” when it doesn’t. All of it in English, Spanish or French.
You are buying a house being built a thousand miles away, from a company whose salesperson works for them. I’m the one on your side — before the contract, during the build, and when something goes wrong. And I can actually run the numbers.

These aren’t facts I looked up for a web page. I’m in these communities every week with a camera, which is how I know a neighborhood I was showing clients a year ago is closed out today — and why I check what’s actually available before I ever send someone a price.
“From the beginning of our SeaFlower home-building journey, Justin consistently went above and beyond for us. He visited the property every week, sent us photos and updates on the progress, checked in with the builder, and helped make sure we always knew what was happening, even when we couldn’t be there ourselves… We always trusted that he would give us straightforward advice and look out for our best interests rather than simply tell us what we wanted to hear.”
“I actually found him through YouTube, especially since I was purchasing from out of town. From our very first conversation, he was incredibly responsive — which was a huge plus after dealing with other realtors who struggled with communication.”
“Being a few states away, we have still felt completely in control of the transaction because of Justin’s attention to detail, excellent communication, and his ability to see around the curve and alert us to what’s next.”
“He even helped us negotiate $15,000 off of the list price of the home, and in this sellers market that is amazing!”
A family in Wisconsin found the YouTube channel from a couple of states away, never met me in person, and closed at around $750,000 in Sapphire Point in Lakewood Ranch — a neighborhood that has since sold out.
Every one of those people bought from somewhere else. The thing they mention over and over isn’t negotiation or marketing — it’s that somebody was actually there, and answered.
The guide is the written version of what I do on camera every week — walking real communities, real model homes, and real numbers. Two of my clients found me on YouTube from out of state and hired me before we’d ever met. If you’d rather see the places in this guide than read about them, that’s where they are.
Start on page 3 — the five things relocation websites won’t tell you. It’s the page I’d read first.
